Photos that help us price your yard
Four or five phone photos tell us more than a long description.
- One wide shot of the whole backyard from the back door, so we see where the water sits against the house.
- The side yard from the street to the back, with a tape measure across the narrowest point. The excavator, the haul-off trucks and the shotcrete hose all come through there.
- Trees and overhead power lines near the spot you picked, plus any shed or old slab to remove.
- Your property survey, if you have it. It shows lot lines and setbacks, which vary by city and lot, and some permit offices ask for a signed and sealed survey less than 7 years old.
How to size the pool you want
We price concrete pools by water surface, length times width, at $230 per sq ft of water surface. A 12 × 24 pool means 288 sq ft of water, and a 15 × 30 means 450 sq ft. You can price your own length and width before you write to us.
Tell us the deepest point you want, too. A play pool around 3 to 5 ft is dug differently from a pool with a diving board, which needs more depth and length. Add the extras on your list, such as an attached spa or a sun shelf, and say whether the deck should be part of the price.
What happens after you send it
- We send a first total from the sq ft of water plus the extras you picked.
- We visit homes across the Miami-Dade and Broward cities we build in. We measure, walk the access path, look at the survey and talk through the shape and the spot for the equipment pad.
- You get a written quote that separates what the pool price covers from what stays out. Rock under the lawn, high groundwater or a tight side gate get priced here, before any digging.
- After you sign, a Florida architect or engineer signs and seals the plans and we apply for the permit. Our Miami-Dade pool permit guide lists what goes in that file, and the build stages after the permit are laid out in order.
Frequently asked questions
Does the estimate cost anything?
No. Sending photos and getting a first total cost nothing. Later, if a signed contract takes a deposit above 10% of the price, Florida Statute 489.126 gives the contractor 30 days to apply for the permits.
Can you price a pool from photos alone?
We can give a first total from photos and a size, because the pool is priced per sq ft of water. The final number waits for the visit, since limestone near the surface or a narrow gate only shows up on site.
How do I check a pool contractor's license in Florida?
Building a residential pool in Florida falls under the pool/spa contractor license, either a CPC issued by the state or an RP registered with a local jurisdiction. A CPC can be looked up by name or number on the Florida DBPR license search. Make sure the name and number on the license match the name on your contract.
