Building on the edge of the Everglades
Weston started as a master-planned community in 1984, laid out where western Broward runs into the Everglades. Many homes back onto a lake. On those lots we read the survey closely, because it marks the setbacks and any easement along the water, and that line decides how far the pool and deck can reach toward the bank. We keep the yard draining the way it was graded, so the new deck sends rain toward the lake and away from your house and the neighbor's.
HOA approval comes before the city
Where a Weston community has an HOA, it reviews the pool on paper before anyone files at the city. We draw one site plan showing the water outline, the deck, the equipment pad and any screen enclosure, and the committee reviews exactly what the building department will get later. Once the HOA signs off, the plans go to the city with their electrical and plumbing sub-permits. Our pool permit guide covers the inspections that follow. In Miami-Dade, Doral runs the same HOA-first order on much tighter lots.
Replacing an older pool with a new design
Some owners replace an older pool rather than keep patching it, to change the shape, add a spa or gain a sun shelf. For us that is a new build with its own design and permit, plus a new shell. We don't resurface existing pools. On a lake lot, a freeform outline that follows the bank works well, and an attached spa raised above the waterline gives the view a focal point. Sun shelves and bubblers, plus LED lighting, are all part of our custom pool design work.
Sizing a Weston pool
Take a 15 × 32 ft pool: that is 480 sq ft of water surface. Multiply it by our pool cost per square foot and add a spa to see the total. Around it, a travertine or paver deck meets the coping, and a screen enclosure is priced after a visit with the aluminum contractor. Up the road, pool builders in Parkland deal with larger lots and families planning around small children.
Frequently asked questions
Does a Weston HOA have to approve my pool before the permit?
When your community has an HOA, yes. Its design approval is a separate step from the city permit and comes first, and we prepare one set of drawings that works for both reviews.
Can you build a pool on a lakefront lot in Weston?
Yes, within the setbacks and easements shown on your survey. We place the pool and deck from that survey, so nothing crosses into the strip the lake or its drainage needs.
Can you take out an old Weston pool and build a new one?
Some owners do. We treat it as a new pool, with a fresh design, a new permit and a new concrete shell shot over steel, and taking out the old pool is priced after the visit.
