A pool that belongs to a Mediterranean Revival house
Coral Gables has run historic preservation since 1973, and its Mediterranean Revival streets show it. We design a new pool here to read as part of the house. We pull colors from the barrel tile roof and the stucco, pick coping and deck stone in warm tones, and repeat an arch or a loggia line in a raised wall when the facade calls for it. Our design drawings show the pool in context with the house, because the city looks at how a project fits the property.
Placement has one firm local rule, the front-yard limit covered in the questions below.
Sizing for a Gables backyard
A 14 × 28 in a Gables rear yard gives 392 sq ft of water surface and leaves space for a shaded seating area. Drop that figure into the cost calculator, then add a spa or a sun shelf.
Groundwater in the low-lying blocks
In some low parts of the city the water sits very close to the surface, and a dig can take on water fast. We plan for it before the excavator arrives, with a sump or well points and a discharge point away from the hole. The high water table guide explains the pumping and when a relief valve goes in the floor.
Inspections beyond the final
Coral Gables adds three inspections ahead of the final: the steel, the electrical grounding of the pool and the deck. The rest of the permit package, from the signed and sealed plans to the survey, is covered in our pool permit guide.
No water until the barrier passes
Here the rule is stricter than state law alone. The pool cannot be filled or used until the barrier has been permitted and built, then inspected and approved, and gates must spring-lock and stay locked when nobody is swimming. The Florida barrier guide has the height and gate details.
Just south, Pinecrest works differently, with acre lots and a village permit office. West in Kendall there is no city at all, and the county issues the permit.
Frequently asked questions
Can I put a pool in my front yard in Coral Gables?
No. City zoning keeps a pool from sitting closer to the front of the lot than the house. Side and rear yards are where we design, within the setbacks on your survey.
When can a new Coral Gables pool be filled?
Only after the barrier is approved by the city inspector. Until then the shell stays dry even if the plaster schedule is ready. We plan the barrier early so the fill date does not slip.
Who signs the pool safety form for a Coral Gables permit?
Both the owner and the contractor. The Residential Swimming Pool Safety Act form records the safety method picked for the final, and Coral Gables wants it notarized. We fill it in with you once the barrier plan is drawn.
